Why should I list my property with SUBLET4U?

There are many sites where you can list your property for short-term rental. However SUBLET4U is different. We have been in the business since 2010, and during this time, have developed strong relationships with multiple tourist businesses, travel agents, tour operators, and more. These relationships allow us to refer customers to our Hosts directly through our website, as well as through our partners – ensuring you have a steady flow of Guests all year long.

Will I pay a fee for using the SUBLET4U service?

At the moment, our services are offered at no charge to the Host, for regular listings. To boost your property’s exposure and value, you can list it in our Featured Properties (link).

What are Featured Properties (link)?

A Featured Properties listing is the best way to ensure the most Guest inquiries year-round. For a fee, we will send a professional photographer to photograph your property and make sure it is captured at its best, post the property listing on our homepage for maximum exposure, and advise you on any issue you may have along the way. Featured properties get 150% more inquiries than regular listings.

How do I promote my property?

The best way to promote your property is to list it in our Featured Properties (link) section, as detailed above.

For regular listings, we strongly advise our Hosts to hire a professional photographer to ensure your property looks its best, and include as many representative pictures as possible. We also recommend including a detailed description of the property, with all the information required for the Guest to take a decision.

Another great way to promote your property is by having great reviews. Make sure your Guests are highly satisfied, and ask them to leave a review online when they leave.

How do I edit my listings?

To edit a listing, simply submit a new “list your property” form and our Marketing department will make the changes requested, according to our guidelines. SUBLET4U reserves the right to approve or decline any request with no further explanation.

How do I welcome a Guest?

Once you’ve confirmed a booking, contact your Guest for his/her arrival information.

The property should look neat and clean, with fresh linen available on the day of the Guest’s arrival. We highly recommend that you arrive at the rented unit 30 minutes before the Guest’s estimated time of arrival. Please take the time to show your property to the Guest, offer recommendations on the area, and answer any questions.

What if I need to cancel a reservation?

If a Host needs to cancel a confirmed booking, or in the case of a double booking, we will do our best to find an alternate accommodation for our Guests. If no alternate vacation home will be available, the Host will be held responsible for the 3.5% SUBLET4U processing fee, as well as any compensation we may have to provide to the Guest on his/her behalf. If the alternate property’s price is higher than the initial property’s price, the Host will be responsible for the remainder of the cost. You can review our full Cancelation Policy here.

How can I protect my property?

Every Guest needs to sign the Terms and Conditions Agreement. By signing this document, the Guest agrees to your house rules. In addition, we charge our Guests a security deposit on their check-in day. When they check-out, we will wait for your confirmation that no damage has been done to your property, and only then will we refund the deposit.
